Your real estate agent will prepare offer and disclosure documents for you, ready to go out to potential buyers.​

Your agent can send this to me for a Pre-offer Check before it goes out to buyers. I double-check that the property details are all correct, and suggest wording for extra clauses if necessary.\

I have to complete my anti-money laundering checks on you. I do this by sending you a link to take a photo of yourself and your identification.

There is no extra charge for this process - it is included as part of the sale conveyancing service.

Conveyancing service
The conveyancing service begins once you accept an offer. My conveyancing fee estimate for a simple sale (a personally owned freehold property with a bank mortgage) is $1,840 incl GST plus disbursements (approximately $170, based on $130 in LINZ search and registration fees, $35 in AML check fees, and $5 in PPSR search fees).

Your conveyancing fee may be a bit less if your situation is simpler, for example, if you don't have a mortgage, or a bit more if it's more complicated, such as if you have a non-bank mortgage, the property is a unit title, or has a residents' society, or if there are significant delays or negotiations required for conditions or before settlement.

Cancelled Offers
What if the offer is cancelled?
If your agreement is conditional and you or your purchaser cancels for any reason, the fee would be $345 incl GST plus any disbursements incurred.

The cancellation fee could be higher if there were significant delays, or your situation was more complicated and required significant time.

Didn't receive any offers? Just pay for any disbursements incurred.
