We can get involved at a few different stages, based on your budget and confidence level:
Pre-offer
Due Diligence
Stage 1: Pre-offer Due Diligence
Real estate agents will often give you a whole bundle of documents about a property! Many people, especially first-timers, need help with reviewing all these documents and making an offer.

The Pre-offer Due Diligence service includes explaining the title, LIM report, sale and purchase agreement, and the disclosures provided, plus providing wording and timeframes for conditions, and assisting you with the offer process.

The fee for this service is $460 incl GST, plus disbursements, which are the cost of each record of title, survey plan or title interest searched as part of the review, at $8 per search.

If your offer is successful, I will waive any Pre-offer service fees, and you will only pay the conveyancing fee.
Pre-offer Check
Stage 2: Pre-offer Check
If you're happy to review the property information yourself, you can fill in the offer documents, ready to submit to the real estate agent, then send these to me for a Pre-offer Check before you make your offer.
This service includes making sure you've completed all areas required, providing wording and timeframes for conditions, and assisting you with the offer process.
The fee for this service is $230 incl GST. There generally won't be any disbursements, but the cost of any record of title, survey plan or title interest searched as part of the check will be passed on, at $8 per search.

If your offer is successful, I will waive any Pre-offer service fees, and you will only pay the conveyancing fee.
Offer Accepted
Stage 3: Offer Accepted
If you don't need any help before making your offer, you can just put my contact details on your offer, and I'll just get involved if your offer is accepted.
If your offer isn't accepted, no problem, you can continue your house hunt. No fee from me!

If your offer is successful, you will pay a conveyancing fee, which depends on a few factors.
​
My fee estimate for a simple conveyancing transaction (a couple purchasing a freehold house with a bank mortgage) would be $2,300 incl GST, plus disbursements (approximately $310, based on $244 in LINZ registration fees, $24 in LINZ search fees, $35 in AML check fees and $5 in PPSR search fees).

The conveyancing fee would be higher if there are significant delays, or your situation is more complicated, such as using KiwiSaver, purchasing a unit title property, using a non-bank lender, buying in a company or trust or you need to refinance another property as well.

Cancelled Offers
What if I cancel?
If your agreement is conditional and you decide not to proceed with the purchase, or you can’t confirm your conditions for any reason, the fee would be $575 incl GST plus any disbursements incurred.

The cancellation fee could be higher if there were significant delays, or your situation was more complicated and required significant time.
